CLEANING THE PROPERTY
The cleanest properties rent faster and attract the best tenants. Everyone's perception of cleanliness is different.
Please take a look at the link below, which explains the importance of deep cleaning the property along with the financial and peace of mind-related benefits to you...in simply allowing Touchpoints vendors to handle it for you at onboarding.
It has been our experience that when properties are handed over to us by owners or tenants, they often do not meet our cleaning standards. As a result, we need to send our crew to perform a deep clean before we start placing a tenant. Our cleaning requirements are similar to those of a hotel room.
We recommend that owners and tenants leave the property in good order, remove all furniture, personal property, and trash (empty and broom-swept), and authorize us to send our "deep" cleaning vendors at their expense. This will ensure the best result and save time and money.
Our cleaning vendors typically charge $200-$400 for a deep clean, depending on the property's size. Our deep clean service includes pulling out appliances and cleaning inside drawers and cabinets, areas that most cleaning vendors do not cover.
We always advise cleaning the property after any necessary rent-ready maintenance repairs have been completed because there can be a residual mess left from repairs or maintenance procedures.
If a "Deep Clean" has already been done, there may be occasions when the property only requires a "Puff Clean." This is a smaller-scale and less expensive cleaning compared to a deep clean. A puff clean is done to touch up areas that had high foot traffic during the marketing of the property and have been vacant for an extended period. In these cases, the property would need dusting, sweeping/mopping in specific areas, and toilets cleaned of residue.
