What is TouchPoint’s process for an existing tenant takeover?
If your property already has an existing tenant in place for whom we will be adopting or taking over,
First, We will collect and carefully review all necessary information pertaining to the tenant, including their lease guidelines and what is required to stay compliant.
If we take over a tenant from another manager, we will contact that manager to collect all items related to the property and tenant, including the lease, financial ledgers, security deposits, etc.
- We will contact the tenant through phone, mail, and email to formally introduce ourselves and schedule a time for us to meet the tenant at the property to perform a compliance survey on the home and to onboard the tenant.
- We will provide instructions to the tenant on how to submit rent payments and maintenance requests through their online Tenant Portal.
- Our team will honor the tenant's current lease until it expires. At that point, we will either renew the tenant's lease or find a new tenant to ensure future compliance under TouchPoint's lease.
- When it is time for the existing tenant to move out, TouchPoint will conduct a detailed move-out evaluation report, assist with security deposit disposition, prepare the property for rent, and relist it to attract a new tenant.
What if the tenant we are adopting or taking over for is defaulting on their lease, not paying rent, and may need to be evicted?
