Initial Property Setup:

This fee accounts for the Initial Home Evaluation Report, set-up of all bank accounts, software, introduction packets, and collection of HOA documents and questionnaires.

Tenant Placement:

50% of One Months Rent

This fee applies when we successfully place a qualified tenant in your property. It covers professional property photos, video tours, marketing, property showings, comprehensive tenant screening and background checks, lease contract preparation, and a detailed Pre-Move-In Property Condition report.

Property Management:

8% of the monthly rent collected (Minimum $125./month)

This monthly fee includes services like rent collection, maintenance coordination, financial accounting, tenant communication, and compliance.

Property Evaluation Reports:

$150-$200

This is the fee for Mid Term and Move Out Property condition reports

Lease Renewals:

$200.

This fee applies when we successfully renew or extend the lease with the current tenant for another year, helping avoid vacancy periods and new tenant placement costs.

End of Year Tax Prep & 1099 Filing:

$50. (at the end of the year)

Provide an End of Year Property Financial Statement for Accounting Purposes and File the IRS 1099 Form

PM Transfer and Existing Tenant Take-Over Fee:
