I wanted to remind you of the pros and cons of selling the property while vacant versus tenant-occupied.
Vacant properties:
- Easier to show to the buyer (not limited by tenant's willingness or availability to show)
- Looks better (empty and clean and tenant junk)-which is more attractive to an end buyer who will want to occupy)
- Increased buyer demand. It will attract buyers who want to move in right away, along with investors. (More demand = better price)
- You can decide to make improvements to the property to make it more attractive or adjust the price down and try to sell it as is.
Tenant Occupied properties:
- You can try to sell the property to the tenant, and they will typically say they are interested until they have qualified for a loan. Usually, you find out there's a reason why they are renting instead of owning. But if they are able to buy it, it is a win-win situation for everyone if the sale goes through
