This article will explain TouchPoint's Policies for Utility Services:
-
When the Property Owner initially turns their property over to us for Management:
- If your property's utilities are currently activated, please leave them on. When the tenant moves in, the service will be transferred to their name, and your service will be disconnected.
- If utilities still need to be activated, please do not take any action. We will activate them in our name until the tenant moves in. The service will then be transferred to their name, and our service will be disconnected.
-
When the Tenant Moves In:
- Tenants are responsible for the Property Utility Service during their lease term.
- Tenants must set up Utility Services in their name before moving into the property.
- The tenant must provide documented proof of all applicable utility activation before receiving the keys.
- Once the tenant activates their utility services, the Owner or TouchPoint utility account will be deactivated.
- The tenant is responsible for paying their utility account balances throughout the lease.
-
When the Tenant Moves Out:
- Our team will temporarily set up the property's utility services in our name during the vacancy period and then disconnect them once the new tenant moves in.
- Our bookkeeper will pay the bills, and they will appear on your property’s ledger. This way, you can avoid making the calls and paying deposits.
