Why do you advise against working with Home Warranty Companies?
- Major delays in starting and completing repairs:
- They rarely start or complete repairs promptly
- This causes legal issues for the owner regarding lease compliance.
- Tenants become very irate when repairs are not completed promptly. This often leads to tenants not renewing their leases and results in higher, costly vacancy expenses for the owner.
- Because of these delays, we cannot use Home Warranty Companies for Maintenance Emergencies such as HVAC outages in the summer or winter when these systems usually break or for any repairs that will put the property or tenant’s health at risk.
- They are expensive and have limited coverage:
- Do not cover everything you might expect.
- High repair deductibles
- If the items needing repair are old or not up to the current code (which is almost everything), they will not qualify for warranty repair, wasting your time and money.
- Quality of service is low:
- They often work with subpar vendors and parts to save money at your expense
- Administrative hassle:
- Managing a home warranty involves dealing with claims, approvals, and potential disputes with the warranty company. This administrative burden might be more than a rental owner, property manager, or tenant wants to handle.
- If there is too much administrative hassle with your warranty company and it causes too many issues for our company and your tenant, we will need to return the property to you.

As you know, TouchPoint is one of the few PM companies that work with home warranty companies. Most PMs do not, due to the liability associated with slow response and resolution times. However, we do have exceptions and limitations for maintenance emergencies.

From our experience, home warranty HVAC repairs can take 1-3 weeks to respond to, especially in the high-demand summer months, which is not acceptable.
